You’re walking through a builder’s model home, and their on-site sales rep is friendly, knowledgeable, and ready to help you buy. So do you really need a realtor for new construction, or can the builder’s rep handle everything?

Do You Need a Realtor for New Construction? Here’s the Honest Answer
Let’s be honest — the builder’s sales representative can absolutely help you buy a new construction home. But here’s what they’re not going to do: tell you how their builder stacks up against the competition. Quality, incentives, interest rate promotions, timelines — will they walk you through how another builder down the road compares on any of that? Will they negotiate on your behalf? That’s not their job. Their job is to sell you their homes.
It Doesn’t Cost You Anything to Bring Your Own Realtor
This is the myth I hear the most, and it’s just not true. Bringing your own realtor to a builder deal doesn’t cost you a dime. Builders actually incentivize realtors to bring their buyers to purchase — it’s built into how they do business. You’re not saving money by going it alone. You’re just going without someone in your corner.
The Mistake That Costs Buyers Their Representation
Here’s where I see buyers get it wrong the most. They start shopping and think, “I won’t bother my agent, I’ll just go look at a few models first.” Then they talk with the builder’s rep, and just like that, they’ve become that rep’s client — with no personal representation of their own.
Your agent HAS to register you with the builder to represent you. If you walk into that model home first, on your own, you may have already lost the chance to have your own realtor represent you on that home. Before you tour a single model, loop in your agent.
What I Actually Negotiate for My Clients
Most buyers have no idea you can negotiate with builders to get free stuff. I’m talking blinds installed on every window in the home, or an entire appliance package thrown in. I negotiate that for my clients regularly, and they’re always shocked it was even on the table. That’s money in your pocket that a lot of buyers never even know to ask for.
The Builder’s Rep Isn’t Against You — But They’re Not for You, Either
To be clear, builder reps are great at what they do. Because builders want us to bring our buyers to them, we build real relationships with these reps, and that often means better incentives or upgrades than a buyer would get walking in solo.
I also go with my clients to the final walkthrough and help point out items they should be requesting to get fixed before closing. Buyers are so happy to finally see their new home that they forget they’re still in negotiations — and they deserve a quality finished product, not just a pretty one.
So can you buy new construction without a realtor for new construction? Sure. Should you? I wouldn’t recommend it — and it won’t cost you a thing to have me by your side instead.
